What we do, in detail

Four trades, with the asbestos question settled before any of them starts on an older building.

Program 01 · Inventory first

Insulation installation

The places insulation goes are the places asbestos was used: roof sheeting, insulation board, pipe lagging. So in a pre-2001 building we get the inventory before anything intrusive, and if something suspect appears we stop. We also state the thermal resistance we will actually install, because premium entitlement depends on the figure achieved rather than on the word insulated.

Program 02 · As MAGIC-CLEAN

Building and industrial cleaning

We will tell you when a surface will not come back. Stone that has been sealed with an unknown product, render already breaking down, a floor stained through its finish: aggressive cleaning on any of those makes it worse rather than better. Waste from cleaning leaves through an authorised collector, which is the part nobody sees and the part that matters.

Program 03 · Ten-year cover

Masonry

Work on a dwelling carries compulsory ten-year liability insurance in Belgium, and a contractor who cannot show it should not be working on your house. Ours is in place. On repointing we match the mortar to the brick rather than to convenience, because a mortar harder than the brick destroys the brick instead of protecting it.

Step 1 · Survey

Step 3 · Build

To the agreed detail.

Step 4 · Clean down

Site left as we found it.

Step 1 · Measure

Substrate moisture content.

Step 2 · Acclimatise

In the room, not the van.

Step 3 · Lay

With proper expansion gaps.

Step 4 · Finish

Snagged before handover.

Program 04 · Moisture decides it

Wooden floors and wall coverings

Wood moves, and almost every failed floor failed because of moisture or because it was laid too soon. We measure the substrate rather than judging it by eye, we let boards acclimatise in the room they will live in, and we leave the expansion gaps that make a floor look slightly unfinished at the edges and stay flat for years.
