Roeselare, West Flanders · Since 2010

Insulating an old roof
disturbs asbestos.

Roofs, lofts and cavities in buildings from before 2001 are exactly where asbestos sits. So an inventory comes before the insulation, work stops if something suspect turns up, and removal goes to a licensed firm — not to us.

What we do

Four trades, one order of work

In anything built before 2001, the asbestos question is settled before insulation begins.

How it works

How we work

Check when the building was constructed, get the asbestos inventory before intrusive work, write the exclusions into the quote, refer licensed work to licensed firms, and say when cleaning will not reverse something.

How we work

A contractor that settles the asbestos question first

VERPOORT P is a company incorporated under Belgian law, registered with the Crossroads Bank for Enterprises under enterprise number 0830.817.272, based at Westlaan in 8800 Roeselare and trading since October 2010 under the same direction. The work is building and industrial cleaning, carried out under the name MAGIC-CLEAN, together with insulation installation, masonry, and the laying of wooden floor and wall coverings. The company also manufactures office and shop furniture.

On older buildings the order of work matters more than anything else we could say about quality. Insulation goes into roofs, lofts and cavities, and those are precisely where asbestos-containing material was used before 2001: roof sheeting, insulation board, pipe lagging. So an inventory is obtained before intrusive work, we stop if something suspect appears, and removal within the licensable categories goes exclusively to a licensed firm. We do not remove asbestos ourselves. For work on dwellings we carry the ten-year liability insurance compulsory since 2017, and we do no gas work and no electrical work requiring inspection by an approved body.

Frequently asked

The questions we get most

Why does insulation involve asbestos at all?

Because of where insulation goes. Roof sheeting, loft insulation board and pipe lagging in buildings from before 2001 commonly contain asbestos, and insulating those spaces disturbs them. An inventory before intrusive work costs a short delay; discovering it mid-job after fibres have been released is a different problem entirely. If something suspect appears we stop.

Can you remove the asbestos while you are up there?

No. Removal within the licensable categories is reserved to firms licensed for it, and improvising is exactly how a house gets contaminated. We will stop, tell you what we have found, and refer you to a licensed contractor.

Will I get the insulation premium?

That is for the granting authority to decide, not us, and we will not promise it. What we can do is state the thermal resistance we will install and the specification we will use, since entitlement usually turns on the figure achieved and on conditions such as using a registered contractor. Check the current conditions before committing, because they change.

Do I need an asbestos certificate?

If you are selling a building constructed before 2001 in Flanders, yes, and it is the owner's obligation rather than the contractor's. It is a separate matter from the inventory we obtain before working, though the two often turn up the same material. Worth sorting early if a sale is anywhere on the horizon.

Can you get this stone back to how it looked?

Possibly, and possibly not, and we would rather test a patch than promise it. Stone that has been sealed with an unknown product, render already failing, or a floor stained through its finish may not come back, and pushing harder with stronger chemicals usually damages the surface rather than cleaning it. We will show you the test area and let you decide.

Can you do the electrics and the gas too while the roof is open?

No. Gas work needs a separately qualified installer, and electrical installation work requiring inspection by an approved body is not ours either. We will coordinate around those trades, which is the honest version of saying yes.
